Former casino mogul Steve Wynn has slashed the asking price for his mega-mansion in Beverly Hills by more than half.

1210 Benedict Canyon overlooks Los Angeles and Beverly Hills. Wynn, who envisioned and developed many of the Las Vegas Strip’s casino resorts, bought the 2.7-acre property that’s accessible only via a private cul-de-sac in 2015 for $47.85 million.

Wynn’s Rare Losers
Wynn has certainly done more winning than losing during his esteemed career. Though it ended in controversy, with Wynn forced out of the company that bears his name amid sexual misconduct allegations — claims the billionaire has perpetually denied — Wynn’s time in Atlantic City and Las Vegas made him among the gaming industry’s richest and most celebrated.
After his abrupt exit in 2018, Wynn used his newfound time to flip mansions in South Florida. At the same time, he sought to offload his personal real estate portfolio in Nevada and California.
Wynn sold his Summerlin mansion on Billionaire’s Row in Nevada in 2022 for $17.5 million. That was a steep discount from the $25 million he initially asked.
Wynn has also struggled to find a buyer in Beverly Hills. The Benedict Canyon Road property has been on and off the market for a half-decade, with the 11-bedroom, 16-bath destination likely a victim of the wealth exodus out of Southern California.
Higher interest rates might also be playing a hand. At 6% interest and a down payment of $13 million, the new homeowner would need to pay about $364K a month in principal and interest, plus property taxes, for 30 years.
The price has fluctuated, from highs of $135 million to $75 million earlier this year. The recent $10 million discount marks the lowest ask for the property to date.
Palatial Amenities
Dubbed Villa Lulu, the seemingly never-ending amenities at Wynn’s Beverly Hills mansion include a guest lanai suite with a full kitchen and living room.
In the main house, there’s a reception area, a grand living room, indoor and outdoor dining rooms, a great lawn with city views, a theatre, a wine room, a full-size gymnasium, and a spa. The parking garage and carport have a capacity for 26 vehicles.
The grounds feature an outdoor tennis court with an air-conditioned “seating house and kitchenette,” a pool, and paved walking paths. An internal generator can power the entire complex for a week.
